As
opposed
to Project Management, which is the overall
management of any project by a
Developer, Goverment Body or Consultant, Construction Management is about management
of construction activities on behalf of a construction company or
most commonly referred to as the Contractor. |
|
|
Thus, a
Contractor appoints a Project Manager, who in turn, has one
or more construction manager(s) to assist him with the
implementation of his project. |
|

Out of my more than 30 years of
working
experience
, two-thirds were spent on working for
construction companies, where I struggled to learn to be a good
Construction
Manager. |
|
|
Life for me as
a Contractor way back from 1984 to 1987 was tough,
but I learnt many useful things, which eventually made
me a better engineer. I believe every young engineer
should expose himself to work for a contractor for
a few years to gain some experience in the actual construction activities, where he has
to plan his work, liase with the consultants
and Client, coordinate with his workers, suppliers and subcontractors, stay
under the hot sun and work long hours.

I believe that to be a successful Construction
Manager, you need to have the following qualities and
capabilities:- |

|
-
Ability
to properly plan and execute the works, always bearing
in mind the critical path. In this respect, using project planning
and scheduling tools, would be of great help to
him. |
|
|
-
Careful
selection of a subcontractor to execute the particular work, ensuring that he
has the experience, sufficient manpower, machineries and financial capabilities to start and
finish the work in
time.
|
|
|
-
Close
monitoring of his Site Supervision
staffs to ensure that the subcontractor's work complies with
the requirement of the contract drawings and specifications.
Too often, the subcontractors were left alone unsupervised. If
the Subcontractor produced below-standard work,
the time and cost of remedial works
can be quite damaging to both the Contractor and
Subcontractors |

- Regular liaison and coordination
with the Client, Consultants and the Subcontractors should
help to resolve all issues pertaining to site problems. Having
a construction manager with a pleasant personality helps
too.
|
|
|
A good Construction Manager is
reflected by the
quality of work that was delivered,
completion of the work in time and within budget and the amount
of profits made by his employer. If you intend to become
a Contractor one day, you have to prove to yourself first, that
you can be a good Construction Manager.
|
|
|
I
believe that you are also not a "complete"
Engineer if you have not exposed yourself to become
a Construction Manager first.
